Ask most dealers what they made on last month's deals and the answer lives in a spreadsheet someone updates at month end. Ask a salesperson what they're owed and the answer is a guess until the office runs the numbers. The deal itself, the place where the home price, site work and costs were actually worked out, usually knows nothing about the margin.

We built the money into the opportunity. Every deal in the Trove CRM now carries its revenue, deal cost, gross profit and commission, kept in sync with the deal's pricing, along with a ledger of what's been paid out.
Open an opportunity and click Financials beside View Project PDF on the Deal tab. You'll see:
Gross profit is marked est. whenever the costs behind it are incomplete, for example no home cost entered yet, site work still on the estimate, or an add-on without a cost. The marker clears on its own once every priced component has a real cost. Add-ons have their own actuals, so the team can record the final cost of each one next to the proposed amount and margin reflects what actually happened.
Deals without a linked build can have revenue and cost typed in by hand. Those numbers are flagged Manually set and never overwritten.
Under CRM Admin → Deal Value, write a team default commission formula and override it for any salesperson. Formulas can read every part of the deal: Unit Gross Profit, Site Work Gross Profit, Add-ons Gross Profit, Total Gross Profit, the revenue and cost behind each, and the home's own attributes like Unit Square Feet. Paying on unit margin while leaving site-work pass-through out becomes a one-variable formula:
Unit Gross Profit * 0.12
Monthly Sale Number handles production tiers. It counts which sale of the month this deal is for its salesperson, so "8% of gross profit on the first three sales, 10% from the fourth on" is one line:
Total Gross Profit * (Monthly Sale Number <= 3 ? 0.08 : 0.10)
Not sure how to write it? The Ask AI button drafts a formula from a plain-English description, and accepting it saves it immediately. A calculated commission never goes below $0, and deals with no assigned salesperson still get a projected commission from the team default.
The Financials panel puts the commission at the top, marked Projected until the deal is won, with its rank for the month, such as Sale #2 in November. Admins and owners can expand Commission Breakdown to see the formula in play, the value each variable takes on this deal, and the result. When a salesperson asks why a deal paid what it did, the answer is on the screen.
Some deals don't fit a formula: a split between two reps, a spiff, a number negotiated on the spot. Click the commission and type the amount. The deal is flagged Manually set, stays pinned through stage, date and formula changes, and Auto Calculate Commission returns it to the formula whenever you want.
Admins and owners record Amount paid and Last payment as commissions go out, or click Mark as paid to record the full amount in one step. A progress bar shows what's been paid and what remains, and paying in full also sets the deal to Closed won. The panel prompts for the edits that keep commissions accurate, like Add close date when there isn't one.
Financials stay hidden from everyone until an admin turns on Overall Visibility on the Deal Value tab. A second toggle, Team Member visible, lets each salesperson see the commission on their own deals, and the payout progress bar with it. A salesperson never sees commission on someone else's deals, and the breakdown and payment controls stay with admins and owners.
